Types of Real Estate Investments

If you are a new investor in the real estate market, understanding the various types of real estate investments is crucial as it would go a long way in helping you to make wise decisions and effectively maximise your earnings. While making an investment decision, it is important to consider some of the characteristics of the underlying real estate properties as the performance of these properties directly impact the performance of your investment.

One of the most important criteria apart from the location is the ‘Type of property’. For example, whether the underlying properties are residential, shopping malls, office complexes, warehouses, industrial or a combination of all of these, each type of these properties have their own set of drivers that make them unique in their own way.

Listed below are different types of realties for investments:

  •  Residential property: This type of investment includes vacation houses, apartment buildings, condos, townhouses and other types of houses where the occupants pay to live alone or with families. Residential properties deliver the most stable returns irrespective of anything, as there would always be a demand for a place to live. As a result, investing in residential property is always a better investment option in comparison to other property types.
  • Office property: Offices are known to be a flagship investment for many real estate companies in developing cities like Gurgaon and Noida. These type of properties tend to rank highest in the profile of the property type because of their typical central location and sprawling suburban office parks. The fundamental factor for investing in this type of property is the average space required per office worker. More the numbers of white collars, greater is the demand for office spaces. The office properties tend to perform extremely well in terms of prosperity because the demand for spaces lead to increase in the high rental rates.
  • Retail property: The retail properties range from large enclosed shopping malls, store fronts to single tenant buildings. In this type of investment, the buildings are built or purchased and rented out for the sole purpose of serving as retail outlets.  Many retail properties are known to have ‘anchors’ meaning large scale well-known retailers like Wal-Mart, etc. The anchors enhance the fundamentals of the property and make them more desirable for investment. The location for retail properties depends on several factors such as viability, other brands in the vicinity, population density of the area, and their relative income levels.
  • Industrial property: Generally, industrial properties require more investment as such in case of manufacturing units. However, there are a host of industrial properties that can be bought at cheaper rates comparatively and require less management incentives. Such Industrial buildings could be used for various purposes such as storage units, warehouses, etc.
Property, apparently, is one of the highly rewarding investment option today as there will always be a demand for property in the market – be it the residential plots or space for setting up office or opening new branches of your apparel brand. There are a host of real estate companies in Gurgaon that offer exclusive properties for investment and promise high rate of return. However, it is imperative to weight your options and make the final decision.

Mistakes One Should Avoid When Buying a Home

Planning to purchase a home? Remember, the process is not simple. Buying a home involves a lot more than you think – analysing different costs such as down payments, legal expenses, documentation cost, and inspection cost, etc. These costs, when calculated, can go beyond your estimated budget and create a hole in your pocket. While such expenditures are difficult to control, there are many ways to avoid spending more than necessary. Here, we share a list of common home inspection mistakes made by buyers when purchasing a property:-

Inspection of the Property

Even before you plan to buy a property, it is vital to gather all the necessary information about the property, its developer, and its value. Don’t just assume that because all the departments have given a property a clean chit, it is in good shape and ready-to-move-in. It is not necessary that the builder has done everything right just because they are a renowned name in the realty industry. Hire a property inspector and get it inspected before making the final decision

Participate in the Inspection

Many inspectors can be negligent and not report all the issues which may be substantial from your point of view. Therefore, it is important that you must participate in the inspection. Make a checklist before you go for the survey and ensure your property meets all your needs and requirements.

Ignoring Minor Flaws

Be it a small or a big flaw, it is imperative to rectify them all before you shift. Take ideas from your inspector on how to amend the faults and make the place free from any flaws.

Ignoring External Problems

As commonly said, “Don't judge a book by its cover.” But if the book’s cover is not impressive, the buyers will not buy it. In a similar manner, no matter how flawless the interiors may be, it is equally important to have beautiful exteriors for your home to look charming and worth occupying.

Depending on a Realty Agent for Referral

Most real estate developers provide recommendations to help buyers select a property inspector. However, depending on them for referrals may not surely be the right decision. Being associated with the realtor, the inspector may ignore many crucial faults to return a favor to the developer. Make sure you select your agent wisely.

Research Is Essential

Finalizing a property without doing a thorough research can be very harmful. No matter if you are buying a new property or fixing an existing place, it is vital to do your research. Property inspection mistakes happen due to the lack of proper involvement in the entire process. Any well-kept property requires an examination for consistency and accuracy.

To conclude, if you are buying a property, get it inspected thoroughly so that you do not face any problems in the future. There are many real estate developers in India like Alpha Corp that are known to offer properties with negligible or no flaws assuring contemporary homes equipped with all the modern amenities. Opt for a property developed by such trusted names, but do get them inspected for your satisfaction.

It as well is said to boasts of the so called three level parking area, creating some ample parking space for around a figure of 1300 cars and 2000 two wheelers.
